As a registered NDIS provider (NDIS #4050000999) and licensed estate agent (License #088960L) we manage SDA dwellings by way of a Head Lease, handling the SDA enrolment process and NDIS portal registration for our owners while minimising costs and maintaining continuous compliance with NDIA standards. As Licensed Real Estate Agents, we use a Statutory Trust Account for all funds received from NDIS and Service Australia, as well as funds received directly from our participants and our owners. This means that our financial management is externally audited annually, over and above our SDA Provider registration audits by NDIA. Our cloud-based asset management system records all payments received, as well as property maintenance coordination, which gives all our stakeholders peace of mind and a single point of contact if desired.
At SDA Consulting, we differentiate ourselves by refusing to manage properties that lack good design or have low potential for tenant occupancy. We are upfront with our owners about the likelihood of the property being tenanted. We can also work with quantity surveyors to create depreciation schedules for owners’ tax return preparation if required.
Our dedicated property management App allows our participants and Supported Independent Living (SIL) providers to get in touch with us directly, submit maintenance requests, view notifications, and generate performance reports. Our system enables tracking of maintenance requests, invoice payments and provides open communication between all parties.
We offer our owners an optional Participant Sourcing service to connect participants with their SDA properties. This process serves to ensure due process and compliance with NDIS guidelines and suitable housing conditions for participants based on their individual needs.
